This policy explains, in plain language, what we collect and why. If anything here is unclear, write to us at info@livano.al and we will walk you through it.
1. Who we are
Livano is a property valuation and listings service for the Albanian market, operated from Tiranë, Albania. When this policy says "we", "us" or "Livano", it means the team that runs this website and the Livano mobile app. We are the data controller for the personal information described below.
2. What this policy covers
It covers the Livano website, the Livano mobile app and the members area, including our valuation tool (AVM Pro) and the listings marketplace. It does not cover other companies or websites that we link to. Those have their own policies, and you should read them separately.
3. The information we collect
Information you give us
- Account details. When you register, we store your email address and a securely hashed password so you can sign back in.
- Property details. To value a property we ask for things like the city, neighbourhood, size, number of rooms, floor, year built and the features you tick. You choose what to enter.
- Ownership and price information. In the members area you may tell us what you paid, when you bought, what you think the property is worth and when you plan to sell. Sharing this is optional and helps us improve our estimates.
- Listings content. If you advertise a property, we store the description, price and any photos you upload.
- Messages. If you contact us or book a demo, we keep the details you send so we can reply.
Information we collect automatically
- Usage and device data. Like most websites, our hosting and infrastructure record basic technical information such as your approximate location, browser type and the pages you visit. We use this to keep the service running and secure.
- Cookies and local storage. We store small amounts of data in your browser to remember your language choice and keep you signed in. See section 9.
4. How we use your information
- To produce property valuations and show you the results.
- To create and manage your account and keep you signed in.
- To publish and moderate the listings you choose to advertise.
- To improve the accuracy of our valuation model by comparing our estimates with real prices and feedback.
- To reply to your messages and provide support.
- To keep the service safe, prevent abuse and meet our legal obligations.
5. Our legal grounds
Under Albanian data protection law (Law No. 9887 "On the Protection of Personal Data") and, where it applies, the EU General Data Protection Regulation, we rely on the following grounds:
- Performance of a contract, to give you the valuations and account features you ask for.
- Your consent, for optional things like uploading a listing or sharing what you paid for a property. You can withdraw consent at any time.
- Our legitimate interests, in running, securing and improving Livano, provided your rights do not override those interests.
- Legal obligation, where the law requires us to keep or disclose certain data.
6. When we share information
We do not sell your personal data. We share it only in these situations:
- Service providers. We use trusted companies to host our platform and store data (for example, our cloud database and authentication provider). They process data on our instructions and are bound to keep it confidential.
- Public listings. If you advertise a property, the details and photos you submit for that listing are shown publicly by design. Do not include private information you would not want others to see.
- Legal reasons. We may disclose data if the law requires it, or to protect our rights, our users and the public.
- Business changes. If Livano is ever reorganised or acquired, data may transfer as part of that process, and this policy would continue to apply.
7. How long we keep it
We keep your account data for as long as your account is active. We keep property submissions and valuations to improve our model and to give you a history you can return to. If you ask us to delete your account, we remove or anonymise your personal data within a reasonable period, unless we must keep some of it to meet a legal duty.
8. How we protect it
We use encryption in transit, hashed passwords, access controls and reputable infrastructure providers. No online service can promise perfect security, but we work to protect your data and to fix problems quickly if they arise.
9. Cookies and local storage
We use only what we need. That means a small set of items stored in your browser to keep you signed in and to remember your language. We do not use advertising trackers. You can clear this data in your browser settings at any time, though some features may stop working if you do.
10. Your rights
You can ask us to:
- see the personal data we hold about you,
- correct anything that is wrong,
- delete your data,
- receive a copy in a portable format,
- restrict or object to certain uses.
To use any of these rights, email info@livano.al. We will respond within the time the law allows. You also have the right to complain to the Albanian Commissioner for the Right to Information and Protection of Personal Data.
11. International transfers
Some of our providers may store or process data outside Albania. Where that happens, we take steps to make sure your data stays protected to a comparable standard.
12. Children
Livano is meant for adults involved in property decisions. It is not directed at children, and we do not knowingly collect data from anyone under 18.
13. Changes to this policy
We may update this policy as the service grows or the law changes. When we do, we will change the date at the top of this page, and for significant changes we will make the update clear.
